In United Tax Liens, you get two coaches, you get one for real estate and one for tax liens. And that is a definite benefit because in other programs they don't do that. I prefer a one-on-one situation over a classroom setting where everybody is at a different level.
Can you describe your initial success with the program?
I actually bought four tax liens with my IRA. Two weeks later, I applied for the tax deed applications on each one of them. And then, January 15th, they redeemed. When I calculated it out, in this case it was about $1800. So in two and a half months, making $1800 is pretty good.
How did the program change your approach to due diligence?
Before, I still didn't know what I was doing. I learned a lot more about due diligence instead of just being told 'here is due diligence, now do it.' With one-on-one, you go through this due diligence to make sure that you're covering all your bases.
Where have you applied these strategies geographically?
I've actually participated in auctions in Yavapai county and it made me also look into other states by myself. You got to find your strategic locations. I did invest in two other liens in another county in Florida also.
What are you currently working on outside of your IRA investments?
Since I wanted to get my feet wet and my IRA funds weren't really established in a self-directed account, I purchased with my own dollars the liens for one property. That property, in May, is going to be auctioned off, so I may actually get this property.
What is your advice to someone hesitant about joining?
On the fence? You need a coach. You need multiple coaches. If you try to figure this stuff out yourself, you're gonna end up with a lot more mistakes. Having that coach, you get to leverage their knowledge and experience in mitigating not having to make that many mistakes. It's well worth it.
