The interview

What is the risk of trying tax lien investing without formal education?

If you try to go into this on your own and figure it out, it probably would cost more than the cost of the education in terms of finding your way around and buying the wrong things.

Who are you and what is your professional background?

My name is John Carter, and I'm an Atlanta, Georgia resident, former New Yorker. In terms of what I do for a living, I'm a real estate investor at this point. I'm a retired software salesperson.

What was your vetting process before joining Tax Lien Wealth Builders?

I did my homework. I had done a little in advance of the call, but after hearing the full scope of what was involved, I spent time, went to the Better Business Bureau site, looked at online testimonials, and just did my homework. I felt very comfortable that it was the right decision and 4 months later I'm convinced it's the right decision.

What was your experience like with your coach?

I had Rachel Mahoney as my coach and she was very thoughtful, very experienced, very passionate about it. She obviously does it and enjoys it. She just really made my understanding hands-on all along the way really focused, really productive. Each session built on what we had done previously.

What are your financial expectations for this business?

I feel like I'm going to be able to replace a substantial income by doing this and do it working for myself. Between rehabbing houses and buying tax deeds, I'll be able to reproduce and probably even exceed some of the best years I ever had selling software, and they were substantial.

Why did you choose this path instead of a traditional job?

I am at a point where getting a job through normal channels isn't really possible. I am 65, and applying for jobs on LinkedIn I'm not getting hired because there are AI agents that just age screen you today.

How does the program support investors who might be hesitant or cautious?

If you're not fearless they're still going to show you the things you need to know and need to do—cautiously, carefully, and correctly so that you can go ahead and make money doing this. You don't have to dive into the deep end and do everything all at once, they'll prepare you so you'll be able to swim on your own.
